Have you tried everything? And the
home is listed at the right price?
Bernice Ross, Real Estate Coach and author, offers some "tried and true
ways" to help you move that listing and sell it!
1.
Change the price: While it might be an unconventional idea,
Ross actually suggests raising the price!
"I had a listing
that was priced right and we kept getting offers that were way too low." writes
Ross, "We decided to raise the price and the property sold immediately. While
raising the price may not be a good idea in this market, doing a price change
is. For example, if you were listed at $289,000, you might change the price to
$287,777."
2.
New Photos:
Ross suggests taking all new photos of the property and change all the
photos in your marketing materials. This
might entice buyers to take a second look.

Staging the House:
It doesn't have to be elaborate.
Ross suggests using subtle staging techniques that reflect the lifestyle
of the buyer.
Small
Touches mean a lot:
"Make sure there are plenty of pillows
on the sofas and beds. Pillows scream 'relax'." says Ross. "Place a beautiful
coffee cup or mug on the night stand next to the bed with an open book or an
open magazine. This suggests unwinding at home. Also, plenty of plush towels in
the bathroom again suggests relaxation."

Price-Per-Foot Comparison:
Compare your listing with others to make sure you are priced right.

Hold a "3D Open House": Ross offers a link on her blog site to try United
Lane's 3D Open House for only $10 (normally $100). You will need to submit a floor plan to do
this. This program allows buyers to visualize how their how they could fit into
the home. "Your marketing campaign
should read: 'Decorate this house online.'" Says Ross, "If you haven't used
this approach before, you can tell your sellers, 'You're the first one of my
clients to get this great new application.'"
6.
Write Better Headlines: Use the Headline
Analyzer from the Advanced Marketing Institute to help you write better
headlines. You simply type in your headline and this free tool will analyze it
to determine how strong your headline is.
Take a good look at your marketing
materials, especially
on homes that have been on the market for a while and use these tips to turn
that listing from "on the market" to "sold".
