In a great interview on RealEstateCoachRadio.com,
Bernice Ross talks to guest speaker Andrew Wooten who addresses the challenges
faced by realtors in maintaining their safety while showing listings and
holding open houses. He is the author of The Real Estate Guide to Safety and has gained this knowledge by interviewing
felons about how they target their victims. His book offers tips on how to empower yourself and reduce your chances of becoming a victim.

Wooten gives a great example of the
inevitable Saturday afternoon phone call: a potential buyer is at your listing.
The caller maintains that they are prequalified, just moved to the area and need
to buy a great house now. His new job is nearby, the daughter can go to school
right down the street, this house is perfect and they would love to see
it today
Before you jump in the car and race down to
the listing, the questions to ask yourself are "Who am I meeting?" "Who did I tell that I am going to 123 Lane
Street and meeting John Smith and wife and child? "What am I doing to make sure
I am safe in this situation?"
Wooten suggests that you meet these
potential clients at a public location, instead. You can say,"I would love to meet with you and I can meet
you in less than a half an hour but if you go two blocks down and turn right,
there's a McDonalds right there, there's a Starbucks right there." offers Wooten, "That's where
you meet your clients and you can tell them up front, my Broker does not allow
me to meet clients at the property, but I can meet you two blocks down the
road. If they are serious about buying a home, then guess what, they understand
you are a professional and you have standards, and they'll meet you down the
street."
