Greg Howard uses The Latest Technology in Real Estate

Metro Broker, Greg Howard of Metro Real Estate Group uses the latest technology to sell real estate across the Denver and Colorado Springs metro areas and the entire front range.

Interviewer:  Hi I'm Kathy Soltero with MetrobrokersTV.com, and today in the studio we have with us Greg Howard.  He is with the Metro Real Estate Group.  Greg, thank you so much for coming in and talking with us. 

Greg:  Thanks for having me. 

Interviewer:  Tell me first of all about where you're actually located?

GregOur main office is in downtown Colorado Springs at 612 North Tejon.  We used to be at 625 and we just recently moved down the street, three blocks. 

Interviewer:  And you said you are doing a lot more of business here in the Denver Metro area. 

Greg:  I have, I have spent a long time living here in the South Denver area and I find that I have got more of a client base here currently than I do in the Colorado Springs market.  So, even though I'm marketing to the Colorado Springs, I just have a lot going on here. 

Interviewer:  You drive up and down the I-25 corridor.

Greg:  I do, I do.   It's not so bad; I am on the North side of the Springs.

Interviewer:  You use a lot of technology in your business; tell me a little bit about that. 

Greg:  I do, it starts off with my website.  My website, through my website you can find property searches on anything from way north of Denver all the way to the south side of Colorado Springs, a little bit into the foothills.  You can find information about HUD properties.  There is a lot of informational videos on there as well.  So if you want to know what it takes to buy a HUD property, you can click on that and watch it as well.  Other things I do with my website, all my listings get their own private websites, so that I can actually market them and people can find all the information on the house without having to look in at a piece of paper in the yard.

Interviewer:  So, automatically when you take a listing and you put it into the MLS or whatever, your website just picks it up right away, and you can create a website for it or. 

Greg:  I create a website, but it's fairly automated.  I have things that I have to enter, and then when I do all my marketing, I market that website and that website takes them directly to the information of the house, pictures, and virtual tours.

Interviewer:  What kind of new technology have you really embraced with your real estate?

Greg:  Getting away from flyers, that's probably the best thing that's going on right now, you've seen lots of gimmicks that agents have used, I say gimmicks, lots of tools that agents have used to capture leads or capture buyers for their listings.  I use what's called the QR code or Microsoft tag on all my listings and on my flyers.  If you take a smartphone you can click on that, and I can give you any information I so choose, it can take you to my website or the website of the home or to the virtual tour or can be all the disclosures for the property.  So somebody can actually pull up in front of the house and take a picture with their smartphone and they can get all the information they want on the house. 

Interviewer:  So that works like they just take a picture of it, is that...

Greg:  Well, there is actually a...

Interviewer:  Is there a scan or...

Greg:  Well you basically scan it; there is an app that you have to download in your phone.  But it's very easy, you can even go to my website, and get that app, and you just click on it and it automatically directs you to either information or a website. 

Interviewer:  It sounds to me like, through your website to that, buyers or sellers could look all over the metro area.

Greg:  They can, they can, there's really no place from, let's say, Boulder, all the way to the south end of Colorado Springs that they can't view homes. 

Interviewer:  Tell me what's your website is, so they can go, check it out.

Interviewer:  That is pretty easy. 

Greg:  Yeah.

Interviewer:  Greg any other information you want to pass onto customers, as far as how they can get a hold of you.

Greg:  My cell phone is a great way to do it, it's area code 719-445-9515 and the other thing is, I am doing a lot of work in the South Denver metro area now so, I'm actually trying to focus on that, so that's just Colorado Springs

Interviewer:  Hello I'm Kathy Soltero with Metro Brokers TV.  Today we have in our studio with us Lisa Farley.  She is with Realty Innovations, thank you so much Lisa for coming in.

Lisa:  Thanks Kathy. 

Interviewer:  Tell me a little bit about yourself and your company with Metro Brokers

Lisa:  I'm a realtor at Metro Brokers Realty Innovations, which is the Littleton Main Street office; we're located right across from Arapahoe Community College off of Prince Street.  I primarily work in the Littleton and Highlands Ranch areas but find myself branching out to Larkspur and even Loveland

Interviewer:  Kind of have to go where the work is, right?

Lisa:  Absolutely.  I will travel. 

Interviewer:  Tell me about your area of expertise, now do you like short sales, do you like bank owned properties, do you do it all?  

Lisa:  I like finding them, I really love working with buyers, I like the whole discovery process, love the looks on their faces when I find them that right house and that right property and lately, I've been finding the diamonds in the rough.  So I love doing that, I like to be the little detective. 

Interviewer:  What about working with first time homebuyers, is that a strong area?  

Lisa:  Always, always, always there are so many neighborhoods that everybody thinks they want to be in but there are so many out there that are hidden. 

Interviewer:  That they don't know. 

Lisa:  And I love to take that whole process and really let them try out each neighborhood and see what's out there before they make that decision.

Interviewer:  Absolutely, now you grew up in Littleton.

Lisa:  I did.

Interviewer:   Tell me about your involvement in the community and that sort of thing. 

Lisa:  Well I grew up here like you said I went to Wilder Elementary, Goddard Junior High and Littleton High school. I know, right?  Very local. I was also Miss Littleton in 1985 and that was a lot of fun.  Do a lot in the community, I'm a singer in a local rock 'n roll cover band.  And we are actually coming up on Western Welcome Week in Littleton and that's a huge celebration that we've always had every year ever since I can remember as a little girl.  Our band is actually playing for our office; we are having a big 35th year celebration.

Interviewer:  And that's after the Welcome Week parade

Lisa:  After the parade. 

Interviewer:  Okay.

Lisa:  That will be from 1 to 3pm at Realty Innovations offices, we'll be playing outside in a big tent.  Hopefully it'll be real nice and warm, lots of food and drink for everybody, great music and come out and meet your realtors.  And the community like I said, we do this every year; it is Saturday, August 20thThe parade is from 10am to 12pm and then we will follow.

Interviewer:  And where are you going to be actually looking like you said you want to follow your ears...

Lisa:  Right, follow the ears, you'll hear us, actually we are right behind the Light Rail station and ACC.

Interviewer:  Okay. 

Lisa:  On the grass. 

Interviewer:  And just so that in case somebody needs some real estate advice...

Lisa:  Yes.

Interviewer:  Hi I am Kathy Soltero with metrobrokerstv.com, and today in the studio we have Barry Miller, he is with Buy Homes Denver Realty.  And in the residential real estate industry, Barry is known as the "Father of Buyer Representation".  He is the broker owner of Buy Homes Denver Realty, a Colorado real estate firm that only works for buyers.  Barry, thank you so much for coming in today. 

Barry:  Happy to be here.

Interviewer:  Tell me a little bit about your business, about your firm and how come you only work for buyers? 

Barry:  First and foremost I'm a consumer advocate and buyers have always been the underdog in the residential real estate business.  Buy Homes Denver Realty is a real estate firm that is always on the homebuyers' side.  We never take listings; we always represent the buyer as their fiduciary. 

Interviewer:  In a market where it's a sellers' market, does that really work? 

Barry:  In a sellers' market and an in-between market or in a buyers' market, the buyers always need somebody on their side.

Interviewer:  Right.

Barry:  Yes in all markets buyers need full representation from at least one of the real estate agents that's involved.

Interviewer:  Now you have been in the real estate business for what 19 years that you are talking about?  

Barry:  I have been an exclusive buyer agent for over 25 years. 

Interviewer:  25 years. 

Barry:  And we never take listings, we don't even list our own homes.  We hire a sellers' agent for that job.

Interviewer:  Wow! So tell me about what designations you've actually received?  

Barry:  Yeah through the years, I have trained thousands of real estate agents and held hundreds of consumer seminars in over 30 states.  Through that I have received the designation of master trainer and master practitioner, and I am in the National Association of Realtors Buyer Agent Hall of Fame, and it's been wonderful. 

Interviewer:  Congratulations that's pretty great.  What would you say would be the advantage of somebody using your firm versus a buyers' agent or just a regular real estate agent?  

Barry:  In two words it would be comfort, protection.  Because we're always on the buyer side we are by law, their advocate, their negotiator and we shop lenders and loans to make sure the buyer gets the very best loan for the buyers needs.  But even better, we work on a flat fee. 

Interviewer:  Oh! Really, how does that work?  Who pays you then, I mean...

Barry:  We get paid from the real estate transaction as normal, at closing, by the seller just like all real estate agents.  However being on a flat fee means that every one of our buyers within their respective price range only pays a flat fee not a percentage of the price.  So our buyers always save money because of that commission policy and that money is given directly back to the buyer. 

Interviewer:  So if for instance the commission was higher on a typical transaction you would still get that base...

Barry:  The buyer would get a rebate of a bigger base...

Interviewer:  Oh! He will get a rebate. 

Barry: Let's say, sellers and seller agents offer, offer a $1000 bonus.  The state contract gives that bonus to the seller's real estate company.  We have never agreed with that, so we give that bonus directly back to the buyer once they pay it to us. 

Interviewer:  That is a great advantage for the buyers.  Okay well so, let's tell the buyers how they can get a hold of you.
