89 percent of buyers found
their home by searching the internet according to the National Association of
Realtors, as stated in an article on InDenverTimes.com by John Rebchook.
But consumers still need real estate agents, "There was this common
misperception that within five or 10 years, the Internet would replace the real
estate agent," Hornung said.
"Instead, the Internet has proved to be a great source for home buyers, but
they have so much "noise" - that is, information overload - that the real
estate agent is needed more than ever to guide them through mountains of
possibilities," said Rebchook
Buyers use the internet to learn
about the market they are interested in and then look to an agent to interpret
the data and give you the details that are missing on the web.
"Some agents are so familiar with an area that they farm, if you throw out
an address, they can give you specifics about the home such as it needs a
kitchen makeover, he said. You'll never find anything as specific as that on
the Web."
In order to save time and make the web more efficient, Hornung encourages
buyers to use sites run by reputable real estate companies.
"These websites have agreements to market the vast majority of the MLS listings
and they are required to keep their listing data accurate and up-to-date,"
Hornung said.
