Josh Schoenly, a real estate investor and realtor talks about how to attract the perfect buyer for your listing while guest speaking on RealEstateCoachRadio.com.
 Schoenly says that when taking a new listing, you should ask yourself, "who is the perfect buyer?"
"For example, if you have a a first time buyer property," says Schoenly, "The ideal buyer is probably renting a nice apartment in the same area." Or in the case of a larger home in an area with great schools, the perfect buyer would be someone living in a larger home but where the schools aren't as good.
Finally, make sure that your marketing materials focus on the lifestyle of the perfect buyer you have identified.
