Denver has quickly become a seller's market. There are bidding
wars going on with multiple offers on properties. Sellers are happy with shorter times on the
market but it's getting to be more stressful to be a buyer.
Some buyers become discouraged when they are up against other offers and might want to
give up. Here are some tips to getting your offer noticed:
1.
Listen to good advice: You hired your REALTOR® for his or her experience.
Listen to their advice on the market and offer your highest bid.
2.
Get Pre-Approved. Make sure you have everything in order for financing and the down payment. This might be the key to getting your bid accepted over others. This will also help you know the limits of your offer by what you can afford.
3. Don't Offer More than the House is Worth: It will not
appraise for higher than its worth and you won't be able to get financing.
4.
Write a "Clean" Offer: Don't ask for a bunch of repairs in the
offer. The right time for that is during
the inspection process. You can always
ask for repairs then or a credit.
5.
Add a Personal Note: A little bit of personal information about
how this is the "perfect" home for your family will make your bid memorable to
the seller.
Most importantly, try not to panic. Let your real
estate agent guide you through the process. Look at the comparable sales data
with your agent. The current market
might justify offering a little more than the house next door sold for in order
to "win" your bid.
