been waiting for a rebound in the market and have decided to sell your home now
while the market is hot. But who do
you hire? What should you look for in a
listing agent?
"The
agent you should hire should be able to show you a well-designed
marketing program that includes classy brochures, individual property
websites of their listings, Youtube videos of their client's properties, and
many quality photos and slide-shows that they have used to promote the sale of

Marketing
is the key. How the
agent promotes your home to the buyer and generates excitement about your
property through effort, creativity and experience will result in a superior outcome.
What's
their track record? A good agent will show you how
long past listings took to sell, compared to similar properties and they should
focus on

Focus should be on Customer Service. "When you interview an agent for the job of
selling your property, listen to the quality level of their questions."
suggests Bachman. "Is their presentation all about them and their
wonder-fullness or do they make sure that their approach matches your needs and
desires?"
A Good
Agent Will Ask....
1. Why you are selling?
2. When do you need to have the home
sold by?
3. How much do you owe on the
property?
4. Is there anybody else on the deed
or mortgage besides you?
5. What upgrades have you made
to the house?
6. How do you plan to make the
property available for showing?

Selling
your house takes time and preparation. You will need to stage your home, reduce
clutter and make any necessary repairs before you list, so make sure you hire
an agent who will match those efforts in their marketing. "The fees of people who provide top level
service are generally the same as those who take only 6 photos and stick a
sign in the ground." says Bachman. So make sure you get a good agent to
represent you.
