The average list
price of single family homes sold in Colorado was $259,900, higher than the U.S.
average resale price of $214,990. Colorado came in 11th place on
Realtor.com's Median List Price of For-Sale Homes in the U.S. viewed on their
site in August 2011. Washington DC came in at the highest average resale
price of $459,000 and Michigan ranked last, with a median price of $134,900.
The Colorado
Division of Housing reports that, according to Case-Schiller, the Denver home
price index fell 2.1 percent, year over year in July 2011. Ryan McMaken of CDOH noted that for
July 2010 through July 2010, the change reflects the end of the homebuyer tax
credit's end which led to a fall in demand and a decline in the home price
index.
Inman News reported that Realtor.com also released data
detailing the average list price of homes viewed in August. A home's list price varies from its selling
price based on multiple factors, including local market conditions.
"The average list price of all U.S. homes viewed at
Realtor.com was $518,180, or about 139 percent above the average price of U.S.
single-family resale homes sold in August." reports Inman News.
Colorado ranked 13th with an
average list price of $526,516 , above the U.S. average of $518,180. Hawaii ranked highest with an average list
price of $1,803,968 and Nebraska ranked last with an average list price of
$195,482.
"The average listing price tends to be much higher than the sale price, as it
can be subject to a larger skew by visitors who view ultra-luxury properties, for
example." writes Inman News.
