Interviewer:  Hi this is Tom Guest with Metro Brokers at the Budweiser Event Center in Loveland at one of our free CREC Mandatory Classes taught by Tony Marietta.

Ashley Hickman:  My name is Ashley Hickman, I am actually a lender with Universal Lending and its great for me to come just to kind of educate myself on all the new things with the contract and things like that, I obviously have to deal with those everyday and then I come to just be supportive and to help Metro Brokers, to tell people, you know its not a scary market, its great out there and we are doing a lot of business.  

What are your thoughts about the class?
Ashley Hickman:  The class was absolutely fantastic, Tony did a great job, very funny, you know entertaining, I think that, you know four hours went by really-really, very fast.  so I think everybody got a lot out of it, everybody seemed to pass the test with flying colors at the end so obviously he did a great job.

More and more we hear the topic of social media come up. There seems to be similar, but different advice for various industries and how to apply social media to those industries, and the real estate business is no exception. For the real estate professional, social media is actually very important and you can actually social media your way to success. There are, of course, many things to keep in mind when working with your social networks and social media, but with some mindful attention you can make it a great marketing tool.

If you pay attention to your blogging, comments, Facebook posts, and are diligent about getting back to people who post comments to your profiles you will have a massive leg up in communicating with your past and potential customers. This social media trend is a very helpful tool for realtors; it helps extend your reach to prospects.

Keep in mind some basics about social media, such as being original, keeping fresh and up to date content posted, listening to feedback, staying consistent, and doing a little planning. Also, pay attention to your surroundings. Whats going on in your neighborhood or the neighborhoods you have houses listed in? Post information about local events, news, and perhaps causes. People will soon realize you are actually a resource and will continue to visit your site as well as tell their friends about your site, and many of them just might be future clients.

How Will the Hosing Market Bounce Back After the Government Programs?

We have heard quite a lot about the how the Federal Tax Credit has affected the housing market. It looks as though we may have to hear more about it over at least the next year due to the long term effects it has had on the housing market. We need to see the numbers without the Tax Credit lingering over us. The program did give the market a spike in the home buying sector, but after it expired the floor fell out. Now we need to let it settle before we can really gauge what the market is doing.

There are a lot of factors to consider when watching the market stabilize. The foreclosures are going to effect surrounding homes and neighborhood prices, which could affect prices for a while yet.
