Interviewer:   Tell us about some of your business, and what you offer us?

Jim Holway:  Well the main thing we do for the realtors is the business cards, letterhead, envelopes, scratch pads and things of that nature, and then we do quite a bit of stuff for the corporate office as well.  But we always enjoy working with the realtors and it's been a great relationship, and we look forward to doing it. 

Interviewer:   Lot of business going on these days? 

Jim Holway:  Business is getting better; it seems to be getting better and better, and real estate in general seems to be getting better, so it's good for all of us. 

Interviewer:   So we really appreciate you sticking with Metro Brokers, and being one of our sponsors as well.

Metrolist has a lot of new, exciting changes to help you search for properties.

Interviewer:   Hi, I am Kathy Soltero with MetroBrokersTV.com.  Today, we are at the 2012 Metro Brokers Annual Meeting.  We are talking with some of our great sponsors of today's event.  Today, we are talking with the folks from Metrolist, and tell me a little bit about Metrolist, what's new, what's going on?

Greg Anderson:  Well, we have got a couple of new things that we are letting people know about, the first is our marketplace website, we have got a bunch of different vendors and services that people could take advantage of.  The other thing that a lot of people are excited about is our new partnership with Virtual Office.  So brokers can now search the MLS with our Prime Access Searches, and also Virtual Office. 

Interviewer:   And it's one payment? 

Greg Anderson:  It is included in their membership fee, so no additional charges for Virtual Office at this point in time. 

Interviewer:   With all the changes that have occurred with Metrolist, have you seen people having a good time with it, or?

Greg Anderson:  Yeah, I think people are excited about this new partnership, the new searches that we have in Prime Access are getting a lot of play as well, so people are finally enjoying you know searching the MLS again. 

Interviewer:  It's like relearning something brand new. 

Greg Anderson: Yep, exactly.

Interviewer:   Hi I am Kathy Soltero with Metro Brokers TV, and today, we are at the Annual Meeting here at Metro Brokers at the Wellshire Event Center in Denver.  We are talking with some of our sponsors, and I have Steve with Vacant Interiors.  Steve, tell me about your company. 

Steve Pisano:  We are Vacant Interiors, we do interior paint, exterior paint, house cleaning, tile, vinyl, handymen, carpet, whatever you might need to get a house ready for the market or for a buyer that's just moved in. 

Interviewer:   What does it typically take to do some of these houses these days? 

Steve Pisano:  Paint, carpet, handymen seems to be the norm, and bank-owned properties are getting quite common now again also. 

Interviewer:   So the banks are actually saying let's go ahead and pay for it, and get it fixed up to sell? 

Steve Pisano:  Yes they are, yeah for the first time since maybe 2007, we are seeing quite a few of them. 

Interviewer:   What do you see is the most common thing that you are seeing? 

Steve Pisano:  Mid to low end for bank-owned, and then people buying the home, hire us to do stuff before they move in, and people selling the home, use us the most. 

Interviewer:   You're a local company? 

Steve Pisano:  Yes we are, not a franchise, locally owned and operated. 

Interviewer:   Okay, and do you have a lot of employees or are you...?

Steve Pisano:  We have 22 full time employees; most of our work is done with full time employees rather than sub-contractors. 

Interviewer:   That's awesome.  Well we really appreciate you being a sponsor here at Metro Brokers.

Gerry Powers:  Well we enjoyed being here.  Metro Brokers is a great institution, I am surprised it's not outside of Colorado, I really am. 

Interviewer:   Tell me about Centralized Showing; tell me about how the company works, and where you are at?

Gerry Powers:  Centralized Showing has become pretty much America's premier outsourced showing service.  We have got over 140,000 members nationally, we've got six call centers in the United States, and basically we just take the calls for the agents or the front desk.  So they are not missing any calls that that's the big thing.  And we are open 8 in the morning to 8 o'clock in the night, Denver time, so that works really well for them. 

Interviewer:   That makes a big difference if you are out showing properties later in the evening, even when offices are closed, it kind of helps. 

Gerry Powers:  Well I mean, I hear a lot of agents say, no I do this myself, and I say, so you answer your phone when you are in a closing, when you are with the seller, when you are with the buyer, when you are at your daughter's birthday.  "No."  Well then you see you are missing showing calls, and it's as simple as that, so. 

Interviewer:   So you guys have been in business for a long time, and serving realtors really well. 

Gerry Powers:  You know the company has been around for 15 years, I think we have really kind of come in to our own in the last couple of years.  We now have a system where we record everything. You know whatever goes wrong, it's our fault right, even when agents don't show up to show the property, that's our fault.  So we have a recording system that takes care of all that.

Erin Jones:  Thank you for having us.  We are very excited to be here today.

Interviewer:   Tell me about First Bank.  Obviously you guys are busy with doing some loans this year?

Erin Jones:  Yes, we definitely have been.  First Bank is doing very well this year and we've been very excited to help a lot of investors in our community, first time home buyers and we're getting a lot of people into some homes that traditionally maybe couldn't have or are little hesitant to get into the market right now.

Interviewer:   Tell me about interest rates, where are we headed, what's going on, are they going to stay about the same for a while, do we know?

Erin Jones:  I wish I knew.  But they have been staying pretty low, not a lot of changes lately but very advantageous for any buyer, buyer or investor right now, whatever you're looking to do rates are great, commercial or residential.

Interviewer:   Any special programs First Bank has going right now?

Erin Jones:  We actually have been doing a lot of investment properties recently and then we are somewhat unique in the fact that since we are a portfolio lender we have a maximum on the number of properties that any one buyer can have so long as they qualify which I know there is a lot of maximums out there.  So we have a lot of borrowers with many investment properties, we're doing a lot of those.  We started a new home buyer program this year, specifically through First Bank, which we are very excited about too.
