Interviewer:  Hi, I am Kathy Soltero with Metro Brokers tv.com, and today we are at the 2011 Metro Brokers Annual Meeting.  And we're talking with some of our wonderful sponsors for this event, and we have Arlin talking to us this morning.  Tell me a little bit about your company Arlin?

Arlin Shepard:  Well I am with American Pacific Mortgage of Colorado; we are a division of a Universal Lending.  Universal has been in the business since 1981, so all of our underwriting, all of our processing, all of our funding is all local.  I've been in the industry for about 9 ½ years, so I have had a lot of experience.  We do all types of residential loans from FHA, reverse mortgages, VA, FHA 203K which is a great rehab loan now that a lot a realtors are using for either investment purchases or people that need to buy a home to fix up and don't have the money available right upfront, along with your standard conventional loans and jumbo loans.

Interviewer:  Well that's awesome, a lot of services offered for realtors.

Arlin Shepard:  Oh absolutely, yeah, the full spectrum of residential lending.

Interviewer:  It's pretty tough to get loans these days, is it still that hard I mean even with your own company.

Arlin Shepard:  No it isn't, it isn't really that difficult.  It's just that there are a lot more requirements now upfront.  Vendors are still making loans, and they are still making loans to quite a number of people.  It just requires a lot of more documentation up front, a little more than we had 2 or 3 years ago.

Interviewer:  Well, Arlin we really appreciate you folks being sponsors for our event, and thank you for being here.

Arlin Shepard:  Right.  We appreciate being here, thank you very much.
