A Simple Way to Prospect Expired Listings

White ClockProspecting expired MLS listings can be a time-consuming process.  From finding the owner's contact information to trying to be the first to contact them, either by phone or by mail if they are on the Do Not Call Registry.

As a busy real estate professional, time is money.  Bernice Ross, Real Estate Coach, offers an alternative for agents who don't have the time to do the legwork involved in obtaining an expired listing.

The folks at the RedX.com offer a great solution, says Ross.  By signing up for this service, agents will "receive daily updates of which listings have expired in their area."

"RedX is the largest expired lead research company in the world. Each day they provide their subscribers with a list of all newly expired listings in their subscriber's market area." writes Ross.  "Their service covers approximately 350 Multiple Listing Services representing 90 percent of the U.S. population."

When a listing expires, the RedX Expireds system checks public records to see whether it sold or has been re-listed.

The print out of expired listings you get from the company includes owners who are on the national Do Not Call Registry list, so you must contact these owners by mail.

RedX offers a mailing feature with sample prospecting letters that you can personalize, merge with the list and then print the letter and the envelope containing the prospect's address.

Stand out from the competition:  "Make sure that the information that you send the seller includes a marketing calendar that outlines when the events on your Premium Marketing Plan will occur." says Ross.  Also, be sure to include a comparable market analysis and testimonials from past sellers."

It's all in the details: "When you meet the owner of the expired listing for a face-to-face appointment, ask detailed questions about their property. Take notes. Inquire about what they would like to see done differently in terms of marketing," says Ross.

Market your strengths:  "If the seller vents about the past agent, never criticize the other agent. " cautions Ross, "Instead, listen quietly and then explain, 'This is what we do at XYZ Real Estate to get your home sold for the highest possible price in the shortest amount of time."
