Interviewer:  Hi, I am Kathy Soltero at metrobrokerstv.com.  Today we are at the 2011 Metro Brokers Annual Meeting here in Denver, and we are excited to talk to some of our sponsors.  Thank you so much for being one of our sponsors.  Tell me a little bit about your business here.

Carol Croft:  Thank you.  We are happy to be here.  I think this is about our 5^th or 6^th year of attending and partnering with Metro Brokers.  We're 1031 Corporation,  we are in our 21^st year of business and we celebrated our anniversary last year in April of 20 years of serving the community in Colorado and nationwide with 1031 services

Interviewer:  Tell me about your services for Realtors, what sort of things do you do?

Carol Croft:  We provide qualified intermediary services to brokers throughout Colorado, and we assist their clients when they want to do a 1031 exchange.

Interviewer:  By assisting clients what do you do?

Carol Croft:  Well, we act as a qualified intermediary.  When a broker has a client who wants to do a tax deferred exchange, they contact us and we prepare the paperwork necessary to assist them in that transaction.  We're also a subsidiary to First Bank so when the exchange proceeds come into our hand, they are banked at a First Bank location.

Interviewer:  In this economy, are we starting to see a lot of 1031 exchanges?

Carol Croft:  You know, it's been slow the last few years but we feel really good.  At the last quarter of 2010, we were much improved and this January we are ahead of last year's figures too, so we are hoping the economy is turning around.
